Is GuideOrder really free to list? +

Yes — listing your property on GuideOrder is completely free. We never charge a commission or percentage of your sale. GuideOrder's model is built on flat-fee tools for sellers who want more, never on taking a cut of your transaction.

Do I need a broker or lawyer to use GuideOrder? +

You do not need a broker to list on GuideOrder. However, GuideOrder is a listing and connection platform only — we do not provide legal, financial, or real estate advice of any kind.

We strongly recommend retaining your own licensed real estate attorney and a title company to manage all aspects of your transaction. All negotiations, contracts, disclosures, and closing procedures are entirely between the buyer and seller.

Will my asking price be shown publicly? +

Never. Your asking price is never displayed on GuideOrder — not on the listing card, not on the detail page, not anywhere publicly. It is only shared by you directly with buyers who have signed the NDA and submitted verified Proof of Funds through your WhatsApp process. You are in full control of when and to whom you disclose your price.

What is the NDA + Proof of Funds requirement? +

Every buyer who contacts a seller through GuideOrder must complete two steps before receiving any financial information: (1) Sign a Non-Disclosure Agreement — committing to confidentiality about your property details, and (2) Submit Proof of Financial Capability — demonstrating they can actually complete the transaction. This process filters out time-wasters and protects your negotiating position.

What types of properties can I list? +

GuideOrder supports all property types — single family homes, condos, multi-family buildings, commercial properties, mixed-use assets, office spaces, retail, industrial, hospitality (restaurants, hotels), and land. If you own it and want to sell direct, you can list it.

How do buyers contact me? +

Buyers contact you directly through WhatsApp using the number you provide when listing. You set up your own automated reply sequence to guide them through NDA → Proof of Funds → Verification → Showing. GuideOrder connects them to you — the conversation and qualification process is entirely yours to manage.

How do I update or remove my listing? +

You can manage your listing through the Admin dashboard on the listings page. Access it by clicking "Admin" in the navigation and entering your password. From there you can view, edit details, or delete any listing at any time.

Is GuideOrder available outside the United States? +

Currently GuideOrder is focused on the US market. International expansion is on the roadmap. If you have a property outside the US and want to list, contact us via the form below and we'll work with you directly.

How do I set up WhatsApp Quick Replies for my buyer process? +

Setting up WhatsApp Quick Replies lets you automate your buyer qualification flow. Here's how:

Step 1 — Get WhatsApp Business (free)
Download WhatsApp Business app on your phone. Set it up with your dedicated property inquiry number.

Step 2 — Set up Quick Replies
Go to Settings → Business Tools → Quick Replies. Create shortcuts like:
/welcome → "Thank you for your interest. To proceed, I will need you to sign an NDA. Please reply YES to receive it."
/nda → "Please review and sign the attached NDA and return a signed copy to this number."
/pof → "Thank you. Please now provide Proof of Funds — a recent bank statement or letter from your financial institution showing available funds."
/verified → "You are now verified. I will be in touch shortly to share the property details and schedule a showing."
/notqualified → "Thank you for your interest. At this time we are unable to proceed. We wish you the best."

Step 3 — Set an Away Message
Go to Settings → Business Tools → Away Message. Set it to:
"Thank you for reaching out about this property. We will respond within 24 hours. This is a confidential offering — NDA and Proof of Funds are required to receive property details."

Step 4 — Use Quick Replies
When a buyer messages you, type / to pull up your saved replies and select the right one for each step.

Important: GuideOrder does not provide any NDA templates or legal documents. All documents must be prepared by your own licensed attorney.

What is GuideOrder's legal role in a transaction? +

GuideOrder is a listing and marketing platform only. We are not a real estate broker, agent, attorney, or financial advisor. We do not participate in, facilitate, or oversee any real estate transaction.

GuideOrder does not:
• Provide or review any NDA or legal documents
• Verify Proof of Funds or buyer financial information
• Negotiate on behalf of any party
• Provide real estate, legal, or financial advice
